Don’t Throw Out That Leadth

Wholesalers, I see it all the time. The lead comes in, the wholesaler does his due diligence but the numbers don’t work or the seller won’t bite on the numbers. Throw it out and work the next lead. My question is, why throw out a lead that you worked hard to get, just because it won’t fit one particular niche when there are alternatives out there that could make that throw away lead into a deal!

Wholesalers wake up!

Open your mind and become a transaction engineer instead of a one horse rider. The real estate business is hard enough as it is so why would you want to limit yourself and ignore all the opportunities out there.

Ok let’s have a look at that throw away lead. Your lead comes in and you find that the seller wants $90 to $100K, it carries a mortgage of $90K, needs no repairs, is worth $100K to 110K, and the owner is motivated to get out asap. Typically the next step is to throw this one out and move on because you can’t buy it at your 65% formula.

Now let’s look at what an open mind can do with that motivated seller and throw away lead. What if you can put the property under a lease option agreement for $90K and find a tenant/buyer and assign the contract to him for $3,000 to $5,000. Let’s see, throw away the lead or put $3,000 to $5,000 in your pocket!

Looks like a no brainier to me!
